Position Summary

The BIM Specialist plays a crucial role in both preconstruction and construction phases by creating, coordinating, and managing precise 3D models for mechanical, electrical, and plumbing systems. This position requires collaboration with project managers, VDC leads, engineers, and field teams to deliver clash-free, fabrication-ready models and clear installation drawings that enhance safety, scheduling, and cost efficiency.

Key Responsibilities

  • Build and maintain discipline-specific 3D models (MEP) based on design drawings, specifications, and field inputs.

  • Conduct coordination and clash detection using tools like Navisworks, and lead issue resolution with design and trade partners.

  • Create shop/fabrication drawings, spool sheets, sleeve/penetration layouts, and installation details.

  • Extract quantities and support prefabrication planning, quality assurance, and logistics with accurate model data.

  • Manage model standards, naming conventions, and file structures while upholding company BIM/VDC protocols.

  • Lead and participate in coordination meetings, documenting decisions, action items, and model updates.

  • Publish drawings/models to field teams on tablets or plan stations, and support RFIs and as-builts.

  • Collaborate with project managers and superintendents on model-based sequencing (4D) and progress tracking as needed.

  • Assist with point layout/export for field verification using tools like Trimble or robotic total stations.

  • Provide basic BIM training and support to project teams, helping refine internal workflows.

Qualifications

  • 2-5+ years in BIM/VDC for construction or MEP trade (Modeler/Coordinator level), with a preference for experience on the GC or subcontractor side.

  • Proficient in Revit (MEP) and Navisworks Manage (for clash detection and coordination); familiarity with AutoCAD is a plus.

  • Strong understanding of MEP systems, constructability, and common installation clearances.

  • Ability to read and interpret plans, specifications, submittals, and fabrication standards.

  • Experience creating shop/fabrication drawings and coordinating across various disciplines.

  • Familiarity with BIM standards such as LOD, BEP, naming conventions, and shared coordinates.

  • Excellent communication, meeting facilitation, and issue-tracking skills (experience with BIM 360/Autodesk Construction Cloud, Procore, or similar tools is beneficial).

  • Desirable skills: point layout tools (Trimble), 4D/5D modeling exposure (Synchro/Navisworks Timeliner), Dynamo, BIM scripting/automation, Bluebeam, SQL, and Power BI for model data analysis.

  • Education: AS/BS in Construction, Engineering, Architecture, or equivalent field experience.
